The part that actually keeps water out is the underlayment beneath the tile, not the tile itself. Underlayment has a shorter service life than tile does, and once it dries out and cracks, a roof can leak even with every visible tile in good shape. That's the detail we check first on any tile roof inspection — not just whether the tiles look fine, but what's underneath them.

Real tile roof repair often means carefully removing the affected tiles, addressing the underlayment underneath, and resetting the same tiles (or matched replacements) once the waterproofing layer is sound. Skipping straight to swapping a cracked tile without checking what's beneath it can leave the actual cause of a leak untouched. If the underlayment across a large section is failing, a full re-roof — reusing the existing tile where possible — is usually the better long-term move than repeated spot repairs.
